Roofing Needs and Funding Plans

At Friday’s Board meeting we had a very good discussion with the Board and attending homeowners regarding the challenge before us of replacing the final 11 building roofs over the next 3 years. We used a base document which presented the financial demands of such a project and presented 4 funding scenarios with pros and cons. The discussion highlighted values of keeping the Reserves growing, and going with a hybrid solution which tries to minimize pain for homeowners while fulfilling our responsibility to do needed maintenance and protect everyone’s investment. The document we used with updates from the meeting is now available at Glenwood-Place-Roofing-Demands-and-Financial-Implications-1.pdf. This version of the document adds a Scenario 5 which came out of discussions in the meeting last Friday. At this time, we are favoring Scenario 5. Please take the time to review the document so that you understand the financial challenges we are faced with and can accept what will be required from all homeowners financially in the new year.
The document is based on evaluation and estimates from our current roofing company Sawtooth Roofing. We are meeting with a second vendor this week to get a second opinion in regards to evaluation of remaining life and cost of roof replacement.
