Condo Fee Increase Coming for 2026

The Board would like to notify you now of our proposed 2026 budget which calls for an increase in our condo fees to $435 monthly.  This Budget  will be approved at the November Monthly HOA meeting. Because of the need to replace our 11 remaining roofs in the next 3 years, there will also be a $300 special assessment which needs to be paid in full by 6/30/2026.  We will present budget details and rationale at the upcoming Annual Meeting on November 20 in the Ballroom from 7 to 9pm.

Everyone was notified and sent a copy of a document called Roofing Demands and Financial Implications where 5 funding scenarios were discussed at length and a hybrid solution chosen – involving the condo fee increase and the low special assessment.

Please include this in your financial planning for the new year.  We have chosen the option which we feel best achieves a balance between financial impact on homeowners and our responsibility to do very necessary maintenance of 40+ year old buildings.

Food Resources During the Government Shutdown

Prices of food have gone up and soon most of our neighbors will not be able to obtain SNAP or EBT benefits if they currently do so.  Here is a beginning list of food resources to draw on during this time:
