Holiday Lights Disappointment
✨🎇 Unfortunately, the Board wasn’t able to secure a vendor to put up the Holiday lights and the task simply fell through the cracks. The allotted funds will be placed in emergency repairs for this year. We hope you participate in the Holiday Lights contest, but if you choose not to, then just enjoy your neighbors’ efforts. We apologize for the disappointment.

Reminders Regarding HOA Payments
Changes As of January 1, 2026
- Monthly HOA fees are increased to $435 per month
- There is a special assessment in 2026 of $300 which can be paid in any increments, but is due in full by 6/30/2026
Collection of Assessments Resolution
We apply our Assessments Resolution equally across all homeowners in order to ensure equitable treatment. The only exception is if a homeowner receives Board approval to follow a payment plan. We offer the synopsis below so that everyone is clear about how we handle monthly fees and other fees due. If you feel there is a reason you can’t meet these deadlines, you must work with the Board to agree to a payment plan.
Here are the steps that are followed in processing late payments:
- A Payment is late if it has not reached us by the last business day of the month. This is a very generous policy. Of course we need the income to pay the month’s expenses, so we always prefer if the homeowner pays earlier in the month. If you are doing bill payment through your bank, they actually use a payment processor to cut a check and send it through the mail. So any checks sent through the mail must be mailed early enough to reach us by the last business day of the month, even if the mailing period is during the holidays.
- If this is the first late payment in a 12-month period the homeowner has 10 days to make the payment. If the payment is not received within 10 days of being late, a $25 late fee is applied.
- If this is not the first late payment in a 12-month period, a $25 late fee is applied (with no grace period) and an invoice issued with the late fee included. Interest shall accrue at a rate of 12% per annum
- If an account has been delinquent for a total of 90 days, the Board may opt to send the account to Collections and may give the attorney instructions to put a lien on the unit. As the account is in Collections it continues to incur $25 late fees each month and accrue interest at 12% per annum. In addition legal fees incurred are charged to the homeowner’s account.
Compost Pickup Has Been Reordered
🚮 The compost bins are full. They were not picked up on the first request or on the second request. Waste Management has put priority on our 3rd request and been given detailed instructions on how the driver can find the bins.
